Enhancements

EDR has recently introduced many improvements to our reports and services. Our goal, as always, is to support your due diligence practice with the best possible, easiest-to-use environmental information. EDR Building Permit Report 

This new report makes it possible — for the first time —  to quickly and easily view basic permit information as a regular part of the due diligence process, right from your desktop.

Listed as a standard historical source in both ASTM E 1527-05 and AAI, researching building permit data was a time consuming task. EDR's new Building Permit Report enables you to easily screen building department data to determine whether permits are available for a given property and identify issues within the permit information that may — or may not — merit further investigation.

    Report features:
  • Local municipal building permit records, from a database currently including 30 million permits on more than 10 million properties across 1,600 municipalities nationwide. Years of coverage vary by municipality
  • Permit data on both target property and adjoining properties, making permit information on adjoining properties "reasonably ascertainable" for the first time ever.
  • Data reported includes: date of permit, permit type, permit number, status, valuation, contractor company, contractor name, and description
  • Data delivered in a simple, standardized format        

EDR City Directory Abstract

The latest improvements to EDR's city directory service will make it easier for you to review your city directory reports and to select which adjoining properties you want to include in your research.

  • Customize your search results. You now have the option to choose which adjoining properties you would like included in your report. To help you select adjoining properties, a digital tax map and aerial photo layer is presented (where available). You can choose to have EDR researchers determine your adjoining addresses, provide your own, or both.
  • Gain additional insight on property vicinity. EDR will email you the actual city directory source images (where available) for your review and use (with copyright permissions). This added detail gives you more tools to make sure you are completing the most thorough search possible.
  • Quickly and easily review findings. Your report findings are now grouped by address, rather than by source directory. This new sorting significantly reduces your report review time.

Application Toolbox

EDR has introduced several useful tools to make your report-writing process more efficient:

  • EDR Figure Generator. Use this tool to outline your site location on a current color aerial, USGS 7.5-minute topographic map, and street map and save the results to a title block with your logo. Copyright permissions are included.
  • PARCEL FastTrack. Online report configuration, assembly and delivery; photo management; Figure 1 generator; historical imagery markup; and portfolio Management.
  • PARCEL Phase I ESA. Access the full power of EDR's PARCEL report building and report management system. Includes powerful language libraries, data sets and templates; content management and workflow oversight. PCA and Transaction Screen modules are also available.

EDR Historical Gas Stations and Historical Dry Cleaners

EDR has abstracted information on historical Gas Stations and Dry Cleaners from historical business directories. This proprietary EDR data set provides extremely valuable insight into historical property use on and around a property. These databases are now searched as part of all EDR Radius Map Reports.

Certified Sanborn® Map Report Enhancements

Recent improvements to the EDR Certified Sanborn Map Report make it easier for you to review these historical maps. EDR has digitally joined together the more than one million fire insurance maps from the Sanborn Library collection so that your target property is always centered, making it easier for you to review adjoining properties.

  • Quickly locate your target property and view adjoining properties. We've centered your target property on each map. Now, adjoining properties are included more often, reducing your need to refer to additional maps.
  • Easily compare map years with our new, uniform scale for every map.
  • Increased coverage. We've added thousands of new maps from 40 cities for years 1994-2007.
  • Get your maps even faster! You'll now receive Same-Day Sanborns! as part of all of our value packages.

These Sanborn Map Report improvements will reduce your time and effort spent performing historical research.

EDR Radius Map Report Enhancements

EDR has added new functions to the EDR Radius Map Report that integrate new information and make your data easier to review.

  •  View plotted sites on a current aerial photo. A new, current aerial photo layer for both the Overview and Detail Map gives you new insight into the area under investigation, including building locations. Available when ordered as part of any of EDR's three Value Packages.
  • Save time cross-referencing databases. We've sorted all of the databases in the Executive Summary and Map Findings into ASTM E 1527 categories for you.
  • Quickly navigate from the map to text detail. New clickable map icons enable you to navigate directly to corresponding text detail for each site.
  • Easily view orphan detail. All of the detail for orphan sites is now delivered with your map report as a separate PDF for easy viewing.

Property Limit Expanded

The Property Boundary Drawing Tool, also known as the Polygon Tool, allows you to draw the boundary of the property for the EDR Radius Map Report. When this tool is used, search distances are calculated from the edge of the boundary, rather than from a point. The maximum area that may be drawn has been expanded to 1 square mile (640 acres).

EDR Property Tax Map Report

A search of property tax maps from municipal records has been added to the EDR Premium Package. This report provides a property tax map (also known as a parcel map) from municipal tax records. The report is designed to assist you in evaluating potential environmental conditions on a target property by understanding property boundaries and other characteristics. The report provides a search of available property tax maps, which include information on boundaries for the target property and neighboring properties, addresses, parcel identification numbers, as well as other data typically used in property location and identification.

Faster Turnaround of Lien & AUL Searches

In most cases, you will now receive your results of these searches within five days of placing your order. 

Radius Map Online Rework

The capability to obtain a free online rework of your EDR Radius Map Report is now provided as part of all EDR Value Packages.

Nationwide Aerial Coverage

EDR has significantly expanded its nationwide historical aerial photography coverage with additional photo collections and years of coverage. Historic aerials from EDR's collection include copyright authorization for your use of the images in your report.
