There is a lot to be said for having the peace of mind that comes with knowing a property is free from potential environmental hazards. A check for such hazards helps to protect your family’s health, as well as your investment.
The EDR GreenScreener detects five types of environmental concerns that may exist on or around a property. Records of prior environmental contamination are searched within 1/3 of a mile from the property, except for leaking storage tanks, which are searched to within five hundred feet.

LICENSE AGREEMENT The Report(s) contains certain information described herein pertaining solely to the exterior of the property, which information was obtained from a variety of public and other sources reasonably available to Environmental Data Resources, Inc. Environmental Data Resources, Inc. does not produce maintain or verify the information contained in these sources; and assumes, without independent investigation, that the information in such sources is accurate and complete. A list of the sources used to provide The Report(s) is available from Environmental Data Resources, Inc. upon request. It cannot be concluded from any Report that coverage information for the target and surrounding properties does not exist from other sources. Any analyses, estimates, ratings or risk codes provided in The Report(s) are provided for illustrative purposes only, and are not intended to provide, nor should they be interpreted as providing any facts regarding, or prediction or forecast of, any environmental risk for any property. Only a Phase I Environmental Site Assessment performed by an environmental professional can provide information regarding the environmental risk for any property. The Report(s) is not a replacement for a home inspection. The Report(s) does not provide information pertaining to the interior of the target property such as, but not limited to: mold, asbestos, lead, radon or other issues. Additionally, the information provided in The Report(s) is not to be construed as legal advice. You may only sell, advertise, provide, display, reproduce, distribute and sell The Report(s) to residential home owners, sellers or purchasers or their respective real estate agents (\"Beneficiary\"). Without limiting the foregoing, it is understood and agreed that you may not sell, distribute or grant access to The Report(s) or any excerpt, derivation, portion or modification thereof to any commercial or residential environmental services provider. You acknowledge that The Report(s) is proprietary to Environmental Data Resources, Inc., contains copyrighted material and valuable trade secrets of Environmental Data Resources, Inc. All rights of Environmental Data Resources, Inc. as to The Report(s) are reserved. You covenant that you shall use The Report(s) only for the uses described above you shall preserve and protect The Report(s) from unauthorized use and/or disclosure. In order to become an EDR-Certified Partner you have completed an extensive training program given by Environmental Data Resources, Inc. with respect to The Report(s). You understand and acknowledge that as an EDR-Certified Partner it is your sole responsibility and obligation to provide an explanation of The Report(s) findings to the Beneficiary. You understand and acknowledge that you will not simply forward The Report(s) to a Beneficiary via email or other communication without having a conversation with the Beneficiary to explain The Report(s). Further, you understand and acknowledge that it is your sole responsibility and obligation to answer all questions, inquiries and requests for support from the Beneficiary and/or to perform additional research as required, whether by working through Environmental Data Resources, Inc. or by contacting the resources listed in Section D of The Report(s) in order to obtain more information. In no case will you direct the Beneficiary to contact Environmental Data Resources, Inc. for more information concerning The Report(s). Environmental Data Resources, Inc. maintains liability insurance including limits of at least one million dollars ($1,000,000.00) per occurrence. If an action is brought as a result of an error, inaccuracy or omission in the disclosures included in any Report, and those errors, inaccuracies or omissions are caused by Environmental Data Resources, Inc., then Environmental Data Resources, Inc. shall provide a defense against an action and indemnify the Beneficiary or EDR-Certified Partner against such claims. Such obligation shall not be effective if the Beneficiary or EDR-Certified Partner was aware of the error, inaccuracy or omission, or if the Beneficiary or EDR-Certified Partner altered any Report and the alteration caused the error, inaccuracy or omission. Any dispute relating to or arising out of The Report(s) shall be heard exclusively by a single arbitrator under the rules of the American Arbitration Association. The exclusive venue for the arbitration shall be in the State of Connecticut, New Haven County. Any arbitration award shall be enforced solely in the Federal or State Courts of the State of Connecticut. In the event any one or more covenants, clauses or provisions of this Agreement shall be held invalid or illegal, such invalidity or unenforceability shall not affect any other provisions of this Agreement. ENVIRONMENTAL DATA RESOURCES, INC. SPECIFICALLY DISCLAIMS THE MAKING OF ANY EXPRESS OR IMPLIED WARRANTIES IN CONNECTION WITH THE REPORT(S), INCLUDING WITHOUT LIMITATION, MERCHANTABILITY OR FITNESS FOR A PARTICULAR USE OR PURPOSE. IN NO EVENT SHALL ENVIRONMENTAL DATA RESOURCES, INC. BE LIABLE TO ANYONE FOR SPECIAL, INCIDENTAL, CONSEQUENTIAL, OR EXEMPLARY DAMAGES, EXCEPT AS PROVIDED IN A.R.S. 33-423 COPYRIGHT NOTICE Copyright 2007 by Environmental Data Resources, Inc.
